Are You Under Water?
Is a short sale the solution to your problem?
Working together with your attorney, CPA, or other trusted advisors, you'll be able to make an informed decision as to what's in your best interests. If you determine that a short sale is your best option, we can help! Your lender will require you to provide a package of information and documentation. This is a critical step in the short sale process. Your short sale package must be accurate and complete. I can assist you on what is required and send you a packet to get the process started. I can also contact your lender on your behalf and negotiate a short sale transaction. Generally, the lender will require you to provide the following items:
Lender short sale application
Hardship letter
Financial statement
Last 2 years tax returns
Last 2 bank statements
Last 2 paycheck stubs
Your lender is under no obligation to accept a short sale. They must give final approval. I can use my negotiation skills to obtain the outcome for you and do my best to get the short sale approved as quickly as possible. There may be tax consequences in a short sale transaction. As with any tax-related matter we advise you to seek counsel from a tax attorney or CPA.
Contact me today! Let ’s discuss whether you want to stay in your home or sell your property. Time is of the essence! Everything we discuss will be strictly confidential. Generally, a short sale occurs when a property is sold and the lender agrees to accept a discounted payoff, meaning the lender will release the lien that is secured to the property upon receipt of less money than is actually owed. Satisfaction of the debt must still be negotiated.
